Pricing and income.
How much does Airbnb management cost in Toulon?
Conciergerie Azura charges a commission of 25% of the payout from the platform, after its fees. There are no setup or exit fees. Paid by you, at a fixed price each month: linen (plan A, €20 for a T1 or T2, €40 for a T3, €60 for a T4; plan B, €0 if you supply your own linen) and consumables and cleaning products (€30 for a T1 or T2, €40 for a T3, €50 for a T4). Options: in-person welcome, €40 per booking; upkeep and repairs, €25 per hour, materials extra. Everything is set out on our pricing page.
What does the 25% commission include?
The full service:
- the professional photo shoot, free when we take on your property;
- listing creation and copywriting, plus furnishing and decor advice;
- self check-in (keypad lock and remote intercom opening), installed at our expense, and a personalised digital welcome guide;
- listing management on the platforms, featuring on our website and prices adjusted to the season and demand;
- 24/7 guest support, and the photo condition report on arrival and departure;
- organising cleaning and linen, inspecting the property at every changeover and a monthly statement of your income.
What amount is the commission calculated on?
On the payout from the platform, after its fees. Example for a T1 (studio) in low season: a 2-night stay for which the guest pays €100 earns you €64, after platform fees (15%) and our commission (25%), before the monthly linen and consumables flat fees.
Are there any setup or exit fees?
No. No setup fees, no exit fees, no hidden extras. The photo shoot and furnishing advice are free, and the self check-in equipment is installed at our expense.
Who pays for cleaning and linen?
Cleaning and laundry are paid by the guest for each stay: they cost you nothing. Only the supply of linen is down to you, as you prefer: plan A, we supply the linen for a monthly flat fee; plan B, you supply 3 full sets per bed and the flat fee is €0.
How much can a T2 (one-bedroom) earn as a holiday let?
With the example figures in our calculator for a T2 (€55 a night in low season, October to April, €95 in high season, May to September, 95 and 115 nights booked, linen supplied by us), the owner receives €9,695 a year, or €808 a month on average, after 15% platform fees, our commission and the linen and consumables flat fees. With the same assumptions, the example gives €8,659 for a T1, €11,041 for a T3 and €12,689 for a T4.
These amounts are indicative and non-binding, before tax and owner’s expenses. Your result depends on your prices and booked nights: change them in the calculator, where every line of the calculation is shown.
Why 25% rather than a lower commission?
Because the true cost of a management company shows over a full year. A low commission often comes with fees charged on every stay. Example for a T1 over 70 stays: an 18% offer with €60 for check-in and check-out and €15 for linen per stay costs €7,472 over the year; with us, a 25% commission, self check-in at €0 and €600 of linen and consumables comes to €3,687. The details are on our pricing page.
Day-to-day services.
How does self check-in work?
We install a keypad lock and remote intercom opening at our expense. Your guests arrive whenever they like, with no appointment. You save the €40 in-person welcome option on every booking, or €2,800 over 70 bookings a year. If you prefer, an in-person welcome is still available as an option.
What happens if there is a problem at the property?
Guests can reach us 24/7. For repairs, we step in ourselves whenever you ask: electrical work, plumbing, carpentry, furniture assembly, replacing equipment, repairs after damage, at €25 per hour, materials extra. One point of contact, no tradespeople to find.
How does the handover of my property work?
In three steps. We visit your property and give you a free estimate. We take the photos, install self check-in and put the listing online. Then we handle everything day to day, and you receive your statement every month.
Which platforms is my property listed on?
We manage your listings on holiday rental platforms and also feature your property on our website. The two properties shown on this site can be booked on Airbnb, where Morgan has been a Superhost for 7 years.
How am I kept informed about my income?
Through a clear monthly statement of your income, included in the commission. We also inspect the property at every changeover.
Paperwork and properties.
Do I need to declare my furnished tourist let (meublé de tourisme)?
As a rule, yes: letting furnished tourist accommodation must be declared, and some towns require a registration number to be displayed in the listing. The law of 19 November 2024 on furnished tourist accommodation strengthened these rules and provides for a national registration system. As they depend on your town and your situation (main or second home, co-ownership rules), check with your town hall and on service-public.gouv.fr before your first booking.
Is holiday let income taxable?
Yes, income from furnished lettings must be declared to the tax authorities, under a regime that depends on your situation: find out more on impots.gouv.fr or from an adviser. The amounts in our calculator are shown before tax and owner’s expenses.
Which properties do you take on?
Our published prices cover properties from T1 to T4 (studio to three-bedroom). For a T5 or larger, contact us: we will send you a proposal based on a quote.
Can I supply my own linen?
Yes, that is plan B: you supply 3 full sets per bed (a set includes a fitted sheet, a duvet cover, two pillowcases, two large towels, two small towels and a bath mat), and the linen flat fee is €0.
